AI Can’t Replace an Arizona REALTOR®

Technology has taken some of the mystery out of real estate. But this newfound clarity has empowered homebuyers and sellers to handle a very significant and complicated transaction themselves.

Unlike a website or AI, Arizona REALTORS® take the complexity out of a real estate transaction, all with an experienced and personal touch. We spoke with LISA PAFFRATH from Better Homes and Gardens Real Estate Grand View North and President of the Arizona Association of REALTORS® to explain why an Arizona REALTOR® is essential when buying and selling your home.

What is the difference between a REALTOR® and a real estate agent?

While the terms REALTOR® and real estate agent are often used interchangeably, there is an important distinction between them. A real estate agent is a licensed professional who helps consumers buy, sell or manage real estate. A REALTOR® is an active real estate licensee who is also a member of the National Association of REALTORS® and agrees to uphold NAR’s Code of Ethics.

A REALTOR® understands that buying or selling a home is more than finding a property online or putting a sign in the yard. We help clients understand local market conditions, navigate contracts and disclosures, negotiate effectively and manage the many professionals and deadlines involved in a transaction. Most importantly, we serve as trusted advisors and advocates, helping consumers make informed decisions.

Can buyers and sellers access the same information a REALTOR® can on a real estate website?

Websites can be useful starting points for listings, pricing and estimates, but their data may be incomplete or inaccurate. Arizona REALTORS® have access to the Multiple Listing Service (MLS), which allows us to analyze real-time market activity and detailed listing information beyond what consumers may see on public platforms. Our professional networks may also provide information about upcoming listings, off-market opportunities or homes being prepared for sale.

The bigger difference, however, is context. A REALTOR® can spot market and buyer patterns that algorithms can’t, including price reductions, seller motivation, neighborhood-specific factors and potential red flags. We also see properties firsthand and understand what an online photograph or automated estimate may not reveal.

Can AI guide buyers and sellers through the home buying and selling process?

Technology can help consumers gather information, organize questions and become more familiar with the buying and selling process. Still, a real estate transaction requires  judgment, negotiation, local knowledge and personal advocacy that an algorithm cannot provide. Every transaction is different. A REALTOR® can assess what is happening with a particular property or neighborhood, recognize challenges during an in-person showing, help a client evaluate an inspection or appraisal issue, negotiate strategically and coordinate with the many professionals involved in getting a transaction to closing. Technology is making real estate scams more sophisticated, but professional oversight can help identify those red flags.

While AI will continue to change real estate, it remains a people-centered business. Technology can support the process, but it cannot replace the relationship, consumer protection and advocacy a REALTOR® provides.

Buying or selling a home is often one of the most meaningful financial decisions a person will make. This is especially important during negotiations.

REALTORS® help protect a client’s individual goals and financial interests and sometimes the best advice they can give is to walk away from the deal.
